How it works
Buying your first home is wildly exciting — and, if we are honest, a little overwhelming. Our First Time Home Buyer Program replaces the guesswork with a guided path: understanding your budget, comparing loan options (we recommend talking with several lenders), and finding the right home in the right NWA neighborhood for how you actually live.
We coach you through the fundamentals that make first purchases succeed: strengthening your credit before you apply, deciding between down-payment options (even 5–10% down can be advantageous), negotiating seller-paid closing costs, and keeping a savings cushion — ideally six months of living expenses — for the surprises homeownership eventually delivers.
Northwest Arkansas is one of the last best places in the country to buy a first home: affordable housing relative to income, a high quality of life, and outstanding job growth. Demand is strong, though, and first-time buyers without a plan lose houses to buyers with one. We make sure you are the second kind.
